Except for the fact that that the levels of the second floor don’t make any sense (the two bedrooms could not connect via the shared bath/dressing closets because they’re at least 3—if not 4—stairs’ difference in height, and the rat’s nest of the kitchen wing needs some work, I generally like this one.
Just don’t mention Frau Blücher!

Love the outward appearance, but, living in CA, I would always be worried about the potential energy in the Massive Chimney – a little shaker could be disastrous for the Studio Living Room.
But, in a different location with stable ground, I could make do with it just fine, as long as the wiring and plumbing are all up to date.
Oh, and I would have to hire a contractor to take care of the mullioned window frames – lovely to look at, PITB to paint.
I love a large living room (who doesn’t).
I would take down the pantry’s walls which would now take place in the breakfast nook, then I’d close the acces from the kitchen to the maids’ room which would be my study with a door openint to the dining room.
On the second floor I would rearrange the rooms, getting rid of some of the closets in order to make place for a large enough bathroom, common to two bedrooms, with a dressing fully opened on the master bedroom.
Perfect! Exactly what I would do!
