The kitchen obviously needs to be brought into the 21st century, but it looks doable in the existing footprint. I’d also convert the alcove off the 2nd floor bedroom to an ensuite. It might be a little tight, but I’d make it work. Also, the third bedroom on the first floor would make an excellent office, study, or even a small media room.
